I applied for a a HELOC with my credit union- the rep has been really "laid back"- that said I finally had the title company send me the docs to review prior to signing but here is what they offered: max amount allowed $81k at 4.65% to adjust quarterly, not to exceed 18% for 15 years. At the end of the 15 years a balloon. I had a plan for the HELOC- not to be complete failure when I start out. What are your thoughts?

Submitted my docs- havent located a property maybe Im working backwards, but was looking for a "Yeah, hurry up and buy". Moved on to a HELOC with my Credit Union.

I agree with the entire world- leave your check book, grandmas checkbook, IRA, 401k's, family piggy bank at HOME. I was disappointed to attend a session in Oxon Hill. To know that the two of them didn't even arrive for the event, however send staff to do all their pitches. Then I was even more disappointed seeing many individuals give up their hard earned coins for much of what is available here on BP. I also noticed that my fellow agent (I'm a licensed agent and missed this) attend events to pass out cards..... But hence they aren't signing up for the offerings. Stay on BP- whatever you want or need its HERE or through experience. If you do attend grab your neighbors hand and guide them to BP. Save someone else.

I wouldnt suggest the latter. If you offer cash for keys then pay. It then becomes emotional for the tenant, not considering the fact that they didnt pay or the string of problems they caused. Some tenants may result into vandalism. So if you offer to pay then pay. On the flip side- i would rather see the eviction process because you have done a service by saving someone else. This could become this tenants career. If someone is down on their luck I understand completely... Encourage them to move peacefully to a family/friends house and I wouldnt offer anything. They have already stayed for free.

Hey, Just as Nick stated you can only charge on the monthly rental amounts. The security deposit MUST be deposited. Your fee for service should also be stipulated in your agreements too. Best of luck.

I agree with the last two posts, have comps pulled and remind him he is saving on the fees. I dont see $9k breaking a deal especially if the value is increasing and any foot in the door for dc is would be okay with me!

Hey Id do yelp, Trulia, zillow, the persons website Id send her messages and letters until she wouldnt do anything but give me my money back. I would go as far as calling the local DA, State Attorney General, Council member, Civil Justice whomever (they may laugh at me) there has to be some agency in your area you could report her to. Im so tired of individuals trying to reap easy off our hard earned coins! If you did put it on a credit card stop payment. I just gave up cursing..... this really agitates me I hate when people try to get over or do.

Absolutely sympathize as we all have family-and many of us want the best for each of our family members. Be it parents, siblings, whomever. Even the ones you sometimes want to disown, but feeling guilty you shall not because your father and mother raised you to do better than themselves. Explore lands that they will probably never see. Look at family history, it happens all the time. This is an opportunity for everyone to learn, although the situation was avoidable, you never know what is exactly in the plan. As a parent I pray my kids do more and are wise of enough to excel further than me despite any hardship or hurdle that I may ever encounter. We all have our own battles. Keep Prosperity on your mind, and stay focused.
