Hi @Sunny Pyun congrats of your first investment property!

Where in the Hudson Valley is the property located? I may be able to suggest some resources that would be helpful. In particular, I work with a great kitchen supplier who orders direct and usually donates or cheaply sells extra supplies that are rejected or slightly damaged. 

Other than that, I would definitely agree with Craigslist, and even Facebook marketplace is a great resource. If you are looking to continue doing this and are willing to invest in long-term relationships, you could touch base with other suppliers to see what they do with damaged supplies.

It can be difficult to find a feasible multi-family in Rockland but it's definitely do-able. I have a client who is doing that exact strategy right now and also how I started. It's great because you can use rental income to qualify for the loan, allowing you to mortgage more than you might think you're eligible for. Plus, I work with the largest 203k loan (renovation loan) lender in the Country, so he is able to help a lot of first-time investors.

Hi BP Community,

As an investor and agent who specializes in working with Investors, I've been attending REI Meetups but usually have to drive all the way to either NYC or Orange County in order to do so. I work primarily in Rockland County, NY and would really like to start an Investor Meetup in Rockland.

Does anyone have interest? Anyone investing in New City, Suffern, Nyack, Orangeburg, Haverstraw, Sloatsburg, Nanuet, or other nearby cities? (Yes, I did that for the keywords!)

Let me know so we can get something planned and meet each other!

I interviewed with 7 different brokerages before deciding on Keller Williams. So far, I love KW. In the real estate industry, everyone is competing for leads and it can seem very cut throat at times. I, personally, have not felt that at KW. I've found that the KW culture of "family first" really comes through when dealing with other agents. I have experienced agents who have been extremely helpful to me in finding leads, giving me assistance, and being mentors. Not to mention that there are a zillion training opportunities and resources.

Hi @Bojian Li! Congrats on potentially finding your first investment. I am personally a huge advocate for the BRRR strategy because it can be extremely cheap if using a low money down loan. But flipping is great for generating cash quickly.

At such a low price, you may want to get an engineer in there to see if it's structurally sound. I know that if something were that cheap down here in Rockland County, it must be a tear down! Are you working with an investor-friendly agent? They should be able to help you run comps so you know exactly what your ARV is looking like. If you don't have a good agent, let me know and I can put you in touch with someone who knows your area.

Hi @Louisa W. I would love to hear who you end up using. Property management can be so tricky if you get a larger company that insists on doing things their own way. I manage my own properties but am thinking of going the PM route. Let me know what you come up with!

Hi @Peter K. sounds like @Arlen Chou might be right - time to find a new agent! Specifically, one that is an investor who understands your motivations. An agent's job is to look out for your best interest and should dig up as much information as possible about the sellers motivations. If they aren't willing to do this for you and are looking for the easy way out, then you need to find a new agent.

There is a ton of advice on this site as many new agents have asked similar questions. I would recommend you search for "New Agent" or "New Realtor" in the forums, and you will find tons of already answered threads. This will be way more helpful than hoping people post here!
