Sherwin Williams - create an account, then you have a rep that will contact you to ensure you're receiving all your benefits and can assist with your contractors getting discounts (if they don't already have an account themselves) and they'll check-in periodically to make sure you don't have any questions or needs. Great service without being overtly sales-y.

I've heard good things about Brownsburg (north-west) as well as Anderson (south-east) - with other suburbs outside of the 465 loop picking up traction, venturing outside of Indy is absolutely something to consider. When I'm researching an area, I always pull comps and confirm the increase in activity and sales. Is the influx a blip or is in long-term and sustainable?
This summer has been an interesting one with the pricing increasing - I'll be even more interested how things play out next Spring.

Not dumb at all! With housing prices where they are at right now, it makes sense to house-hack.
Your best bet would be connecting with a realtor in the REI field, but more than likely, an off-market deal will help your numbers work better.
If you need to make some connections and get on some buyer's list, I would suggesting joining the Indiana investor groups on FB. Also, drive around the area you're interested in - if you come across a property that is a bit run-down or that looks vacant, you can do a skip trace on your own, send a letter, or ask your realtor for assistance to find the owner information and see if they're interested in selling (driving for dollars).

Check out INREIA as well as the Indy Investor Facebook groups - usually events are posted there before I see them anywhere else.

Once you research your investing market - join the Investor groups on Facebook for those locales to easily connect to wholesalers in the area, realtors, other referrals etc. Great way to make connections and see what is going on in that community.
As far as maximizing BP to learn - set up your keyword alerts under settings and you can also par-take in several podcasts and educational references here as well that can be specific to your market.

Don't be afraid to ask questions and always make sure to check references for anyone you add to your team - licensed and insured!!

Welcome to the Indy market, Troy! Sounds like you've got a direction for a strategy, which is a lot more than other folks have starting out. In addition to setting up your keyword alerts (under settings) on BP - I would also suggest joining the local Indy investor groups on FB, there are a few.

I'd also recommending joining your local investor groups on Facebook - easier to connect with local players and get boots-on-the-ground type referrals.

You're open to a lot of options and strategies in the mid-west so you're in a good place to start!

I'd go into your setting on Bigger Pockets and update your keyword alerts to topics you'd like info on during your career.

Start networking for REI lenders in your area - maybe go through old forum posts for Detroit and see any recommendations there. Also, your local investor group on Facebook may have recommendations as well.
If you're unsure how to calculate an ARV, then my suggestion would be to first contact an REI realtor who can run comps for you and provide their professional opinion and recommendations for lenders, contractors, etc.
