@Julie Kern Great job on taking initiative. I’m in a same boat as you. My challenge is finding decent multi family in Atlanta market where numbers make sense. Like your idea about connecting with lenders before hand. I may have to pick your brain on this 😀

@Allan R. Simply put, her outstanding warrants is not your issue. During the background check did it show criminal activities on her record? Paramount issue here is you did not legally take possession of the property. She may have signed termination of lease but didn’t do final walk through and handed you the keys with empty house. Landlording 101: Don’t change locks and deny access to property when they still have their belongings in the house. That puts you at fault. You will lose in court for that, eviction is not that hard. Issue pay or quit notice immediately and then file for eviction, cops will then help you evict her once court order is received. And, keep in mind, if she gets arrested for any reason that doesn’t mean you get your house back. It actually complicated the process because she can’t appear in the court due to arrest and it’s up to the judge how to rule in this case. Start eviction ASAP before she gets arrested.

@Daniel Lynch I would not say or use the term “you pay rent”. Rather, you need to sit down and ask if she would consider moving with you and share the payment for housing and utilities. Also, how committed you BOTH are also weighs in. In every house hold married or living together, living expenses are born by both individuals and often split equally. You just need to be fair. Most likely rent from the duplex next door would be covering your mortgage so I would recommend that you ask her to chip in for utilities or groceries equal to her current rent amount. Anything over that will be paid for by you. This way she gets a break from other expenses that are associated with running her own apartment that she currently has and also helps you offset the cost on your expenses. Moving in with girlfriend is a serious business so tread carefully. Good luck.

@Cameron Riley I normally walk my prospective tenants to their car. Looking at the cleanliness and type of car gives me an idea how they tend to their car and kids. When I find smelly car, floor board full off chips wraps, soda cans, crayons or what not, it’s an indication. I always say “I will email you the application “ but sometimes I just forget to send it out, go figure.

@Al Nelson I actually encourage my neighbors to park on the driveway of my vacant property to give appearance that house is lived in. This prevents breaking in or other nuisances. It has helped me always.
