@Wesam S. Don’t include $100 fee for tenant to pay. Often time they will just ignore the repair causing bigger problems down the road.

@Wesam S. I think the question is why property needs weekly repairs? Is it caused by tenants or something that should have been addressed at turnover and was not. I fix every property at every turn over the way I would personally want to live in it without being extravagant. This has avoided calls for months and years in some cases. I also do routinely inspect them when I am out changing HVAC filters. My tenants change the blinds, light bulbs, some change toilet kits on their own but that’s just about it. All repair must be reported to me as soon as they know about it.

@Garmeon Y. Absolutely NOT, I would never ever rent someone based on text messages. By meeting in person you pickup a lot. Read everything you can on tenant selection on this forum as it will save you ton of headaches down the road.

@Milena Simsic Finding good and reliable contractors and handyman is more like trials and error. Good ones are pricy and busy where as others are cheap at first but will drag out the job and cost more. Another way to go about is, ask Hone Depot or Lowe’s or both for free estimate for the job you have on hand. They do all now so that will give you starting point on cost. Often times, the same people will do work outside retail store for 20% discounts. I also speak with contractors and handymen I run into at HD or Lowe’s and have them come bid but also go to their job site to see quality of their work. These tips may help you. Remember when rehabbing for rent, you do bare minimum to make it live able and safe compared to what you to flip where you want top dollars. Do get quality work for either scenarios.

@Daria B. Pressure washing after spraying concrete cleaning solution will yield much better results and longevity otherwise you will see patches of paint peeling off no matter how expensive or good quality paint and sealant you use. Make sure garage is completely dry after pressure washing. Search YouTube for cool garage floor stain videos by DYIers

@Greg Grant You do not have to wait for six months. Research delayed financing option where you do loan as soon as after closing, sort of everything you do before you close but since it’s delayed you do everything after closing.

@Greg Grant Congratulations. Word of wisdom from my experience. Don’t do major renovations (i.e adding bathroom). If the property has three bedroom and two full bath then just go ahead and do a nice neutral paint job, get $10 sq. yard carpet (apartment grade installed price), make sure all appliances and HVAC + water heater is working well and list it for rent. This should be rent ready in less than 10 days. It should be generating money ASAP. My 3bd/2ba vs. 4bd/3ba rent spread is about $100 to $150 which doesn’t allow to add bathroom expenses. Payback is NOT fast enough. Good luck.

@Jason J. Many people choose to NOT have bank account due to past judgements that skip tracers May find. I would not force her to use cozy if I were you. Your goal is to provide convenience that guarantees you the collection. Since she is a non-issue and wouldn’t mind depositing into bank, accept and move on. I do collect Cash fr two of my tenants, one elderly couple that is not too tech savvy and other one just don’t have an account. No big deal.

@Armando Polanco I have provided my tenants with my cell number and email, however they do not need to know where do I leave. Most tenants are very professional for me (or else they don’t t make to my list) and have not called me unnecessarily or at odd time. If young newbie tries then I coach and teach them or train them on when to contact me and how.
