Agree with Denice S. I do this on all my properties but that’s moving the property to LLC owned by me. Also, you are taking another risk by having one partner take on the mortgage. It’s not fair to the person taking on mortgage unless he/she is getting bigger share for taking the risk and also affecting his/her credit.

Gregory Schwartz I have done this too and learned some lessons along the way. Key is to find independent home inspector and property manager to make sure property is in good shape and in a decent area.

Every southern and mid-west market has unreal numbers when you compare it to coastal markets like California. I live in SF Bay Area and I don’t invest here. I do invest in Birmingham and Atlanta and yes Atlanta market has a lot going for it.
I never had a lender or bank ask for PFS without a sample. They will usually take existing PFS but they alway prefer to see it in their own template.

As others mentioned, you have to start small and do it yourself before trying to syndicate. I fly out to each of the markets I am interested in and build the team. You can travel to different conferences as well as attend local meet ups, boot camps and online events to expand knowledge and meet like minded people.
