I purchased the deal dog 3 days ago

on the 1st day... I noticed that I was mostly getting deals from the same sources as you were.. and lots of the deals that I was getting were from other wholesale investors... I too do wholesale so there for I am looking for my own golden nugget.... on the 2nd day... I received that same type of leads.. so I sent an email stating I hat I want to cancel and I gave the reason why... I received an email back... and they said that they would look into it to see what  types of leads I am receiving.. (hopefully it just a programming glitch) but, if this does not get resolved... I will just cancel my debit card ...

I agree with you Michael Notbohm   I never get any response with i send email regrading HELP from them... they never respond  nor does anyone ever answer the phones either...

However, I do like his software program... i just use his software and market to other buyers

I have this property that I am working on that i will wholesale .... it's in a residential/commercial zone 2.... my problem is ...I can't find any comps

This property is free and clear ... it has been vacant for 10 years and it will need a complete gut job rehab... there aren't any resent comps in the area....  

what should i do?

how much did your list of 1000 leads cost you from listsource?

I created my postcard through Click2mail  the company printed and  mailed out my 760 postcards and it cost me around $425.00 (or something in that price range)

I did a marketing with postcards and I received about 4 sellers that wants to sell their 3 family multifamily units...

What kind of questions do I ask them...I know that I want to make sure that the tenants pay their rents on time.... but, what else do i need say to do to negotiate a good deal for me to profit and  make it a good deal for my buyer?

Also, is there anyone here that's looking to buy multifamily investment properties...... I am located in

Connecticut.
