Do you have a nest egg? I highly recommend reading @davidgreene book, sold! It is super important to have your finances in place prior to becoming a realtor/ making investments. I was in the same boat as you last year and put my investing on a quick hold to focus on getting me realtor career up and running. It paid off and we just bought a 4 plex! Thank you for your service!!

Check in with your local realtor. As a Maryland realtor we have a Maryland residential lease which is pretty decent and holds up well in court. This was a recommendation from my attorney. Please always have your attorney review your lease prior to using.

I have found the majority of my tenants on Facebook marketplace.
I use rentspree initially and a few hours of investigating social media, current rental location and a face to face interview to vet my tenants and clients tenants.

This just happened to me in cecil county, Maryland. I paid for the hotel and just the hotel. The hotel manager was able to annotate that any other fees were the tenants responsibly. I paid for the week of hotel rooms knowing it was not my clients fault. I did give my client the option of moving in with family and not having to pay her months rent. I would NEVER expect my tenants to go without water or sewer. I pride our team on being fair and treating tenants correctly. My tenant was super appreciative. This is the cost of doing business.

I would look at the numbers and see what makes sense. My last few deals have been in my personal name because we were unable to refinance with amazing rates in my llc. I manage my properties in the llc and the money runs thru my llc.
I ran this by my cpa and lawyer prior. I recommend you do the same.

Welcome!! BiggerPockets is a great resource! I would love to know your short term and long term goals? What kind of funding are you interested in? It is always super important to meet with several lenders to gain education and bounce ideas off of them. A strong team prior to buying a property in your investing area is super important, especially being out of state.
I am a Maryland/ Pennsylvania Realtor and currently own 8 long term rental properties throughout Maryland. There are a lot of great opportunities around! Good luck!
