@Jonathan Barr I'm in the OKC market. Most of the investors I know are buying single family homes. Multi just typically isn't priced right. We all typically focus on only off-market deals. I know @Ron Todd was hoping to get into some Norman multi not long ago!

@Tyler Jacob Mills I totally get uprooting being really tough, especially if you have a young family! There's a switch cost to everything. In this case, you'll save ~15-20k per property per year by moving. So I say as long as you realize what you're paying to stay in place and you feel good about that then go for it! There are other strategies that can still work out great.

@Sara Waters people often come to OKC for cash flow, but brrring is tough to pull off here while you're out of state! It can totally be done, it just that your numbers likely won't look like what most people think when they think BRRR. Happy to dig in deeper on what it looks like from a cash flow prospective though!

@Kelsey Greim I'm sorry I realized above I wrote agents when I definitely meant investors! My right hand will happily walk you through what she's seen hundreds of investors do in our market. No cost for that. Then at least you can have a baseline understanding of what one or actually a couple strategies look like in a cashflow market. I'll connect you. @Thomas Enright It's tough because I have lenders that I and the investors I work with LOVE, but we have lost a deal because they're not up to speed on the video notary stuff! My title company is ready to go, but yeah the lenders are lagging.

@Kelsey Greim understood! I work with agents that have spend hundreds or more on courses and then agents that are green and looking to learn from their first deal. I'd say that some providers will educate you for free, but if you're doing more in-depth strategy than a course could be helpful.

@Thomas Enright yeah that particular investor is just planning to buy cash for the rest of the year! There are systems in place where you don't have to wet sign for loans, but the lenders aren't up to speed with that yet. I'd be curious if anyone knows of a lender that is.

~7 months while the buyer was out of the country and couldn't sign due to the embassy being shut down for corona. No he's closed cash on one though, so at least we got that locked down!
