I am a huge fan of leveraging. Get the appreciation and principle paid down by others on more properties. 

Go slow, if you have the luxury of doing so. Buy 1-2. Test the team out (management, contractor, broker... whatever). If the team works well, buy a few more. If the team doesn't do a stellar job, adjust and buy a couple more.

Cozy is stellar for a short term solution. Maintenance, communication, and payment is easy. If you want to scale or do anything long term there are better solutions for sure.

Have you looked into the digital lock solutions for AirBnB managers? They're kinda pricey but we're slowly integrating then into our portfolio and it's 100% worth it so far. We save so much time/confusion/frustration. 

We talked to several companies and every single one had stellar wholesale pricing.

Man, what a total train wreck. I hate that this is your reality.

It sounds like I am just echoing others sentiments. I will say that we lease to Section 8, VA, Homeless Alliance, etc and we have a ton of success with it. Most of our horror stories actually come from private pay. A caveat is that our properties are nicer than most Section 8 properties and that creates a competitive demand which allows us to be picky in our tenant selection.

1. Regular inspection. Whether you pay for it, your manager does it, whatever. We let all our tenants know up front we will be by every six months and let them know what to expect.

2. Screening. You know the drill on this one. The criteria is a little more nuanced with Section 8 but there are clear indicators of accountability and reliability. Do they pay bills, etc?

3. For sure let the agency know about the abandonment and/or misuse. I’m not super well versed in the particulars of section 8 in your market, but in my market their voucher would be revoked for this behavior.

You save/generate money either way, I suppose. One will appreciate, have another individual paying your principle, etc.! I'd buy the rental. Plus, your interest rate is so, so low.

@Dennis Cosgrave #3 is the biggest one I’ve noticed. In my market the prices are already low so sellers are just like “what will I have when I sell except a bunch of cash I don’t need and a tax bill??” Lol.

It will swing back, always does. It’s an interesting time though.

@Jonathan Greene PREACH. My whole thing is just being transparent. Bigger isn’t always better and the big spreads just make me weary. To Jay’s point, if you need the buzz words to sell a deals it’s likely not one lol
