Hello, I have a question. I am going to put an offer on a house that's old and not up to date. There are builders that are tearing down the houses and building new homes going for $700k and up. Some houses have been remodeled using same structure and selling $280 -300k. My question is how do i come up with the amount i should offer? Would it be the same formula as if I were to sell it to someone that would rehab?
how can I refer to someone to where they get notified? As you can see I did it wrong.
@steve endress where can I get an understanding of the different classes?

I have a question. My goal is to have 15 rent homes within the next 5 years. my first step was to get my own primary home and I did 3 weeks ago. Now I want to work on buying a home to rent out. I asked a lender and he said I would need 15% down and of course closing cost. My question to the advanced investors that buy and hold,what should I be looking for? I know area has alot to do with a good rent house. I do not know the numbers though. What is the formula or what numbers need to work. I have read on several post that numbers have to work and that is the part that I am not clear on.

Thank you guys I won't even ask. I can't wait till I stop having to pay for daycare that way I can have freed up money to save for my first investment "my personal house"

I live in an apartment and would like to rent a house down the street. They are asking for 1rst rent in advance plus the deposit which is the same amount of first months rent. I don't have the deposit would it be reasonable to ask the owner if she waives the deposit my husband can do all the handy work to the house with out bothering them? My husband is maintenance at apartment complex so he knows hownto do it all. What do you all think? I am just reading a lot about real estate investment but still have a lot to learn. This question goes to all landlords.
