Hi Susan,

Your local real estate investors group. Your state's realtors are also likely to have a form they use. You will want to create your own. I also like Mike Butler's book on landlording for good advice on what to put in it. good luck!

Are bandit signs legal where you are? if so, call the number on the signs on street corners and tell them that you want to get on their buyers list. They will be delighted to hear from you, and if they are any good they will start asking you about the kind of properties you are looking for. Good luck!

Hi Tanya,

There is fear because you don't know the risks, and fear because the risks aren't good ones to take. good for you asking the questions. BP is a great place for getting specific questions answered, but it doesn't work so well for those big strategy questions you are asking. Your best bet is likely to be finding your local real estate investing group. There will be someone there who has been in your shoes and can talk with you about options. 
There are going to be two big factors- your risk tolerance and your desired goal(s). No point selling or pulling out equity until you know your end game. And once you know that, you can start to be creative in how you get there. I am not that seasoned, but if you wanted to write more about where you want to get, I'd be happy to continue the conversation.

Hi William,

Nope, it is completely possible to find negative cash flowing deals. Especially with 10% down, where you may need PMI. Almost no deals only need 5k in rehab. I might believe that if it is already rented, but just getting a full paint job can cost that in my neighborhood. Keep looking, there are deals out there. With practice you will find them. Hi Jaredith,

I feel you, I have two deals going as well as my full time job and personal commitments. I've started using a paper day planner, which helps me keep a running list of tasks. Checklists will also be your friend.
Other people have scaled to project management software, but I haven't taken that leap. Hope you find what works for you!

Bigger Pockets is great but it is a huge international forum. To find the people who are going to help you the most, find your local real estate investing group. They may have a presence here on BP, or they may use Meetup, Facebook or their own website. My local group has been beyond valuable to me. Good luck!

Congrats!  I don't live in Minnesnowta anymore, but putting in new windows and heating are a great upgrade. Hope it goes well for you.
