I don;t think there is any magic to the first one. You just add something that says rental insurance is required. 

On my lease I have an addendum that specifies the cost of any repairs that will be deducted from their deposit, if I have to do it, and also a separate check list of move-out things, like making sure the fridge is empty and clean.

the calculators are not really set up for house hacks, because there are all sorts of quirks to using that strategy. What specifically are you trying to figure out?

Hi Carl,

Unless this house is in near move-in ready condition I would plan for more than 4k in rehab. These calculators are a good place to start, but then the details become important when you are ready to actually make an offer. good luck!

Hi @Jonathan Smalls, BP is a great place to get specific questions answered, but not all that wonderful for meeting people. Your best bet is to find your local real estate investment group. There will be people there who have done what you want to do. I find the people in mine are tremendously generous in sharing their knowledge.

It all depends on your goals. Wholesaling is advertised as not taking much money, but it needs a lot of knowledge to appropriately get a house under contract, estimate the repairs, and sell the contract on to another buyer. 
What is it that you are hoping to accomplish?

Hi! In my turf opening an LLC is enough of a pain (have to register with the county as well as the state, etc) that I don't plan on opening an LLC for single deals. I might do such a thing with a land trust.
What's your overall strategy? what you are aiming for will probably make it easier to decide what to do with an asset, including an LLC.

Hi @Antione Jones, I am not an expert, I think it depends on your state. Here in Georgia, it needs to go through an attorneys office (we are a attorney not title company state). The title will not change over to you until after you complete the contract. I'd look for a good closing attorney or title company in your town and ask them what you need to do in your area.
