I'm a newbie but if you have equity and the deal makes sense that you could get into a rental and potentially pay down your HELOC , that sounds like a win.

These do offer HELOC on investment properties according to the BP threads the details vary and would need to contact them for details one each:

From what I have read if you are not disclosing all of those details a HELOC may be an option, clarify what the requirement are with your lender.
