Bakersfield is a great area to invest in CA. It's one of the few markets in CA that is still affordable for homebuyers, profitable for investors while still providing solid appreciation in property values. I buy in Bakersfield and own a 4-plex in Taft. There are a lot of investors looking for properties in Bakersfield, so you would have no problem finding cash buyers. I've had a few clients buy in Palmdale & Fresno; those are very popular markets as well. Taft is a bit trickier as it is somewhat isolated from the larger towns surrounding it. The population is much lower & therefore jobs are not as abundant. In my experience with Taft, the deal has to be really good and the discount significant enough to justify buying in Taft vs neighboring Bakersfield. Im not super familiar with Hemet or 29 Palms, so I can only give my 2 cents on the towns I mentioned. But if you start finding deals in Bakersfield let me know, Im always looking. Good luck!

Sorry for the late response! My properties do cash flow pretty well since I bought them in 2016 & 2017 & got them at great prices. I just think of the money I *could* be making if the rents were at market rate lol. Back when I bought them cash flows were really strong for most multi units on the market, now it’s very common for multi units to be cash flow neutral or negative.

I have rentals in Bakersfield and Taft (45 min southwest of Bakersfield) and have never had issues finding tenants, even before the Covid rental price boom. The only problem I have is that many of my tenants are long term and therefor are paying under-market rents. With the CA rent cap it's going to take some time to get them up to market with yearly rent increases.
