Hey John, 

I am little perplexed how can every investor be on an 80/20 split if the 20 goes to you? I thought the 12 investors only got 80?

So, was there only one managing member? 

So there was a total of 13 owners on the deal, and 20% to you and 80% to the other 12?

Hey John,

"I did a 80/20 split with a performance bump at 10% to 60/40." Would you mind sharing the details of what this means?

"I have 12 investors in this deal and no investors had to give a personal guarantee". How were all of your investors able to forgo signing personally?

How did you find the 12 investors for the capital?

Who secured the bank financing?

What is the spilt for the 12 investors?

25% is more realistic for me. Do you find the rehab costs for rehabs?

Hey Darren, putting down 50% would be a stretch for me and continuing to maintain my other investing responsibilities. 

I am mainly investing in Tallahassee, FL and I am currently seeking additional funds for current and future projects.

Does your commercial lender, lend in other parts of Florida?

Thank you Rob, for starting this conversation. I agree I feel an underlying tone in a lot of dislike for "guru's" but just like Sean said, he's an average guy who took massive action, and scaled his business. He just had the tenacity to do it.
