For a detailed most accurate skip trace I use findtheseller.com at $10 per report.  For general skip trace at a low cost of $25/month for unlimited service I use beenverified.com.  I also found a free service just today, quanki.com their data seems to match beenverified.com.

Nicely done Paul. I think I walked away from a good wholesale deal last year without pursuing quiet title which possibly would have gotten the deal done. Now I know better.

Nick you are correct in that I could have flipped it myself if the bank was unwilling to settle. As I stated in one of my other responses we were confident that the bank would not respond due to not responding to the tax foreclosure complaint as well.

Your assumption is correct.  As I stated there were indicators that suggested that the bank would not respond to the quiet title action.  One was their lack of response to the tax foreclosure complaint, which a foreclosure by the county or tax lien holder for the back taxes owed on the property.  And secondly they let the property taxes accrue for years, which indicated that they did not want the property.
