Unfortunately, I was in this same spot. Reverse mortgage, negative equity. Bank didn't want to cooperate. Went to auction and now it's back to bank...just a waiting game...
I attended an auction for a property I had analyzed and wanted to bid on. Bid had been previously unpublished, but when I got there, found out it was way too high...esp for the condition that it was in. No one bid. So now, I guess it's back to the bank? How can I find out who the agent is assigned to it? There was a locksmith out there last week. He told a family member of mine that was nearby that he was "hired by an agent". I have property radar, but I can only see that it's now bank owned....

Like @Ellis San Jose mentioned you are only buying the deed position and will have to get possession to the property based on the California law.
I suggest going to the auction and making connections with other investors and hard money lenders there. You may have to pay a commission or points to them, but they should have resources for title research.
How does anyone purchase at trustee sales if there's no real way to search for a clear title? I've done a title search, but from what my agent said, there still could be things that aren't showing and only a preliminary search would show that..but the prelim can't be done since it's not an active listing...

I'm planning to go to an auction soon for a Trustee Sale. I'm confused by what I'm bidding on though. The Public Notice says " You will be bidding on a lien, not on the property itself". I've run a title search and it shows one mortgage of $75k, but the public notice and zillow say $260k. It's not worth that much, though! My agent says the only way is to do a preliminary title report, but that can't be done bc it's not an active listing... I'm confused at what to do! How does anyone purchase a home at a Trustee Sale if you really don't know what you're getting into?!

I have a question, why do you want your license if you aren't planning on practicing as an agent, don't need access to MLS, and are primarily interested in off market properties? If you just need access to owners title lists, you can find paid programs online that will give you that access for a lot less than paying all your dues. You almost need to sell one house a year just to pay dues (that's based on So Cal prices where one house is at least 350,000-400,000).

I have identified a few preforeclosures in my area and would love to make a cash offer to the owners. What is the best way to do this? Walk up and knock on the door (might be tenants and not homeowners?). Send a letter in the mail (easy to ignore)...or have an agent contact the owner..

My parent's neighbor recently passed away. I'm interested in purchasing his home. I spoke to the neighbor's son that told me that his dad had a reverse mortgage. Any tips on how I can purchase a home with a reverse mortgage? Thanks!
