Texas being a non-disclosure state, I understand most "free" online resources are not reliable source of pulling DFW area property comps (unless I am missing something?). As such the only reliable way would be to get real estate agent who has access to MLS pull them. Those of you who use Propelio, do you know whether the comps listed in the their system comes from MLS? What about properties that were never listed on MLS and sold by the seller (FSBO)? How does one go about finding sold comps for FSBO properties? Thanks.

@Andrew Postell since Propelio meeting for November already happened, how can I find out about future events? Can you connect me to the organizer of the events? Thanks.

@Shmuel Waldman but then, replacing water tank would be in "repairs" category and neither soft cost or holding cost for the project..

@Wayne Brooks I know carrying cost can be used as percentage of hand money loan, but the soft costs (that includes cost of selling etc) has a direct relation with the final sales price (or ARV)?
