Hi John: we will be closing on a Short Sale property shortly. We had the offer in, accepted with little re-negotiation within 1 month of the initial offer. The whole thing went fast track because of listing agent being a CDPE certified and had lot knowledge & experience dealing with Bank negotiators/investors, how to reach bank by twitter for quick response etc. He had a good idea of what the bank were looking for/earlier BPO etc. We did not pay anything from the pocket for the negotiation. I would also google shortsalesuperstars..lot of information there also.

Hello BP experts: Looking at option to manage rental property ourselves (Atlanta based). Where should i go to (apart from attorney) to buy standard legal documents for lease agreement? What is recommended?

Thanks Heather..that gives me a ballpark figure..also based on what I read, it seems like a good practice to seal gaps if any in the attic first before doing the fiber glass blowing.

yes..I did check lowes..they have an estimator online for materials but it proved to be more expensive

Hello Experts: we just had home inspection done for a home in metro Atlanta, and the inspector told us that the Master Bathroom Drain leaked in to the garage. See Pictures below. Not sure if this is a large fix or a small fix. I will be talking to contractors however, not sure how I evaluate each one as everyone can give their version of the story and justify charges and how much to estimate

Any tips/guidance will be appreciated on the right way to proceed. Also recommendations of plumbers you have worked with appreciated. Thanks in advance.

Working on estimates, for a home in metro Atlanta, that we will be closing on shortly, Can any one advise , what is the going rate for attic insulation per sq ft (Fibre glass). I have been quoted around 35 cents/sq ft. Any Atlanta contractor recommendation appreciated.

Thanks Rick as always. The process is moving much faster than I thought. The bank countered yesterday with 10k more than I had offered. Countered back with 4k more than original offer. If that does not work, will walk away

Yes you are right about spending money before Bank approves. The sellers agent came back and asked me wait before proceeding with inspections as he was expecting quicker reply back from the lender.
