Hey Mel, do you have a lead on how to get the vacant pads filled? Any contacts for used MH or dealers? I think this will be your biggest hurdle since that will be your most expensive part. However, I have seen others make money on the infill by selling them to tenants making them TOH. But from a quick rough estimate, you're probably looking at maybe 30k per used MH to be placed...with 27 units needed, thats 810k expense (doesnt need to be all at once). Im sure you can run the numbers to figure out how much of this would actually be needed out of pocket since as you sell the homes, the additional income could potentially pay for additional homes.

DSCR loans. Low docs, don't need tax returns or verified income in most cases, just have to have the property able to cash-flow enough to cover 1.25x debt service.

Have you thought of potentially partnering with someone who can bring in the money to finish and get a piece of the equity for helping out? If you are not rigid in what you need, I'm sure someone can help come up with a solution. I would be interested to know the numbers, how much is needed to finish renovation, ARV, etc.

Hi Julie,
I use booking.com for one of our STR in Ohio and it works great. I havent had a chance to read through all of the negative comments, but I can tell you that it really helps in getting higher occupancy rates. As for having more guests than stated, we use Ring doorbell cameras and have someone monitoring when the guest checks in. We have a local presence that will regulate if needed to make sure that we aren't taken advantage of. It might be beneficial to get someone who can help locally.
Hello, I have a 2 groups of investors looking for off-market deals.
Group 1: Fix and Flip. Anything off market that is SFH or multi-fam up to 4 units. Off market deals only. Light to medium renovation work acceptable.
Group 2: Turn-key investor. Looking for SFH or Multi-fam that is currently occupied with little to no work required.
