Can you send me such people? Where are they renting from you? Why don't I get higher income people? Where do you advertise? How do you advertise?

My question was also geared to sell it instead. I bought it for $147000 in a foreclosure in 2011 and it is easily more than doubled. I was thinking that finding that high an income earner will be hard despite of being in Oak Park, Illinois and being close to downtown Chicago.

Oops. Typo. I am looking for an annual gross income of $100000 to be on the safe side. It is a little higher than 40 X monthly income because the tenant is responsible for all utilities.

Thanks. I agree. I have often found limited income tenants can be more disciplined payment wise compared with their extremely high income peers.

What is your maximum rent for an SFH or an appartment unit? I am planning to rent an SFR for $2300 near Downtown Chicago and do not find that many people with qualifying income that will be 10000. What is your experience. I am giving this rental to a realtor to lease.

One month or less usually. I had a zero vacancy rate for the last 10 years untill this year when I evicted a bad tenant who had three months of unpaid rent and his SFR needs work. It will be vacant for at least a month or two because it is taking one month of work. Rent is $2300 which is high end for me and this is first time I am using a leasing realtor hoping she has more access to highly paid tenants as this SF is near Chicago downtown business center, and close to many hospitals. Looking for a minimum income of $100000. Previous tenant was at $150000 family income but lost his job, his wife, and now his house. He left the house in total mess with repainting needed and carpets too dirty to clean so I am installing bamboo hardwood. He was obnoxious with neighbors, myself, and everybody he came in contact with. I could not have screened that as he was polite and paid two and a half months rent as security and timely rent at least for a year. good credit 700 and very good reference from a previous landlord who was in a lower income property. Last few months he subleased his basement and extra bedroom since the wife left with kids. My lawyer suggested not to pursue eviction on lease violations in Crook county but wait untill he fails to pay. I filed right away at missed rent and evicted in 3 months. He got a tenant lawyer. He would have stayed longer but I had a good lawyer(High legal fee but worth every cent in Crook county). There is a 5500 dollar judgment I am going to pursue after six months by lawyer hoping he would be back on his feet then.

My question is Can you file for eviction due to the tenant only making partial payments?

In Cook County, is it possible to file eviction after you have filed a 5 day notice and they have made a partial payment only?

I will not be able to make it. Need to buy materials for a house and then go out of town on Thursday. Wednesday is the only day I can buy hardwood floors, paint etc. for my construction guy. But please keep hosting these events.

I have seen their homes in my neighborhoods and what they rent for. I have found that they pay too much for properties,although they list for higher rents but my numbers are much better than theirs. Real Estate is local and I know my neighborhood block by block, they do not. They do not have time or resources to spend while buying each property that an individual like myself or an investor can especially they are buying 100's of houses every month and many of their employees buying for them are out of towners with no idea of neighborhoods.
