I got possession of the house yesterday and a judgment of $5500. Went in and it is lots of garbage. Need all house painted because his kids wrote on walls. Doing all hardwood floor from carpets because carpets are too dirty to be recognized or cleaned. I came to know that he was subletting basement and extra bedroom to others after his wife left him and he was fired from his job about 6 months ago. I have 2800 security but would not file additional charges as it is not worth it. I need to pay 6 months of water bill. He moved out in late March but did not give possession. It all took three months which is not bad for Cook County.

Thanks Wendall. I am definately going to try to collect. Three month eviction in Cook County especially when a tenant hires a lawyer is not bad. My loss is higher because rent was $2150 per month.

Possession is tomorrow. Both the lawyers have a signed agreement and the tenant accepted to leave tomorrow as per agreement. It cost me legal fees and would be hard to collect but at least I have him out. The tenant made a six figure salary when I gave him the house. Now his salary in a new job is half of that which is why he could not pay last three months. I would still try to collect.

The tenant's attorney accepted a judgement for $5500 and possession for tomorrow. Total money owed was $7300. Eviction took three months. I am happy to get him out with legal fee on both sides. Unpaid rent in February, March, and April.

Anybody offer a suggestion. I believe that the tenant will be evicted soon from the property. But I heard from neighbors that he had kept a big dog. I am worried that he might leave the house with a dog in it. Is anybody aware of a dog squad or some people dog experts I can take into the single family home to remove the dog after eviction> It is probably a pit bull as per neighbors there.

I filed on February 1st, and the tenant lawyer has lost his motion against improper service of sherriff's summons. Trial for owing me rent and possession is on Wednesday. I am doubtful if the tenant is still there but my lawyer says wait for possession.
