What are some red flags to be aware of when bidding on tax liens? How does a homstead act protected home affect the tax lien? I'm going to be a first time bidder in Florida, any advice or tips are greatly appreciated. Thank you.

Hi everyone. I will be forming an LLC for note buying as well as tax liens and some private lending. Anyone involved with these things that have formed a company have any advice on accounting practices? I don't know what would be the easiest way to track things, through accounting software or just save everything, organize it at the end of the year and give it to the accountant. Any advice is appreciated.

I am going to be moving into note investing. I currently own some real estate but do not have a company. Can anyone tell me if it is a good idea to form a LLC for the note investing or not? I am considering doing it for my real estate as well as the notes but don't know if I can do both under a LLC. Any suggestions or advice? Thanks.

I own several multi family properties in MA. I have had numerous calls from tenants to unclog toilets and sinks. I even had one tenant complain of a clogged kitchen sink and I found that they had poured dry rice down it and when it got wet it swelled and clogged the pipe. It had to be cut off and replaced! Can anyone tell me if the landlord is legally responsible for these repairs or can I tell the tenant to have a plumber come and fix it and they are responsible for the repair cost. FYI, I did do this with the rice incident and they did pay the plumbers bill.

I am looking for an accountant experienced in real estate investing. I am a buy and hold landlord. Looking for someone in Massachusetts (Merrimac valley area) or Southern NH. Any recommendations?

I am interested in renting to Veterans also. I am in MA and am looking for information on how I can get my vacancies on a list for Veterans. Any info would be appreciated.

I have my tenants mail their rent to my PO box. I have all of my mail go there as well. Everything I own has my PO box as my mailing address as well. I have had some unhappy tenants in the past, I don't want to give them my address. If they want it they can get it, but not without some digging.
