Thank you for your comments!  I think the issue with the home he has for sale is with the land division of the lot ... and possibly the price.  Just today, he mentioned that he would probably be able to rent it quite easily, but didn't want the hassle (and I smilingly pointed out how hassle-free we have been for him! ha!).   I was wondering if this was a chance for us to get some property management experience ... 

@Jesse T.  No - we are not interested in buying our current house ... while the home is lovely for us now ... the location isn't optimal.  I wonder if the other property ticks those boxes ... ???  

Not sure I can get husband on board with doing this with someone we know ... although I am less concerned with that ... because he could turn out to be a great mentor!

This is a ~feeler~ question of sorts ... we have been renting our home for about 4 years now and have a great relationship with our landlord.  He is an older guy, business savvy - former accountant, and not interested in being hassled with much, as far as I can tell.  Wanting to retire peacefully.  He has mentioned in conversation several times about a property that has been on the market for over a year that he has been trying to sell, but has not been able to do so ... I don't know numbers or details, but just wondered in my new "investor" frame of mind, if maybe he is distressed enough to want to work out an arrangement with us ... we can get much needed experience starting off, and we might be able to help him by offering to handle it as a rental.  He stated that he didn't want to deal with another rental, and wants out of it ... but I can't help wondering if there is some sort of opportunity in there.  

On the other hand, I don't want to do anything to sully our relationship with him currently ... and since we are not overly financially secure right now, it would take creativity to make it work.  Something tells me not to do business with friends ... or the one you send you own rent check to!  

Any thoughts on my thoughts are welcome!  Hope this wasn't too confusing!  Thank you!

@ K. Marie Poe -- you may be right about the salvage wood .. there were a few other options under the Barn headline ... I have been wanting to take a photo, but can't do it while driving!  :-) 

@ Sue Kelly -- those are gorgeous!  I imagine it would take quite a bit of work!!  

Cardboard boxes and Diabetic strips ??  oh my ... Maybe the cardboard boxes are part of the new 'tiny house' movement ... haha!

I thought this was interesting ... now that I am on the lookout for Real Estate investing ideas .... I think I may have come upon a new niche.  Just down the road from my house is one of those yard signs declaring "WE BUY BARNS"!!   I giggled to myself and thought .. 'You know you live in the country when ...'

Maybe I am missing a hot new market in my area!!  Anyone else?!  :-)

Please excuse my ignorance of this topic ... I had started to research the possibility of getting my RE License ... but wasn't sure about the pros/cons.   From my understanding, once you get through the process, in order to use the benefits, you need to work for a Real Estate Agency (work under a broker in order to do deals)?  I was hoping to use it for access, but wasn't necessarily looking to use it as a new full time job.  Am I correct in this?

I have no relevant Real Estate story to share to this post ... but as a newbie, just taking everything in, I want to THANK YOU all for this thread.  The positive outlooks, the honest reflections, and the bare bones message of "Just believe in yourself and give it a shot!" are truly inspiring and unique.  

I fear the unknown ... and I never know what I don't know.  And I fear failing.  But sometimes, you all make me realize that these are normal thoughts.  And if I can gather my courage and wits and push through this mindset ... the rewards can be staggering ... and if they are not ... then I can always try again another day.  

So, thank you all for your wisdom!

Thank you for your honesty and inspiration!  Also - thank you to all of those who commented here and shared their nuggets of wisdom!  I am a sponge, soaking in everything I can ... hopefully leading up to the day that I get to post my first success story!  :-)

Hi David ... I have a similar situation and am just beginning to study our real estate options.  So far, the most important thing I have done is to spent time on this site, and soaking in the information .. and realizing that there is not one "right" way to do things.  So, I have a feeling that we will have to get creative with financing, think outside the box, and have a lot of patience ... but I am hoping it will pay off in the end!  

Curious to see if others have suggestions too!  Good luck!

Hi Judah!  I am new here too .. from Western PA ... but am brand new to the game .. still working on learning the ins & outs of Real Estate before my husband & I begin our new journey together in order to create our retirement.  I have to say that it is overwhelming .. but reading through your credentials, I can tell that you will be a great asset to this community!!  Enjoy! :-) 

Hello!  I've just started up on Bigger Pockets a few days ago and already have a plethora of information and lists of items to research!  What a wealth of resource everyone has been so far!  As part of my process, I decided to look into my local community college to see if they offer any classes ... and there is a Real Estate Investors class online ... my question - has anyone had positive experience with a local class when starting up?  Or will I be better off saving my money and absorbing all of the info from Bigger Pockets and independent research?  I wonder if, at the very least, it would help me with networking and learning the workings of my area ... which otherwise might be more difficult for me to accomplish and understand on my own?  I'd love to hear your thoughts! Thanks!
