See if your area has a fair market rent guide. In Pittsburgh there is a sheet for Allegheny County that divides the areas up into 3 tiers. It isn't perfect, but is a start for A, B, C, D areas.

I agree with @Alex Deacon on his general assessment of areas as well.

Hi Anthony, where can I get this sheet about Allegheny County?

Gateway School district (the school district of monroeville) has gone from AAAA sports to AAA which alone is an indicator of a decline in population. Especially the part of the population with children that are more likely to rent a SFM for 1200 a month than a young couple or couple who's children have left the nest.

Harry, is your duplex rent to Section 8 tenants? It looks like a great deal

I'm interested in get a few rentals in Pittsburgh area. Does anyone know a lot about Monroeville? It looks like the ROI is pretty good over there. I think I can get a SFH for around 80k and rent out for 1000-1200. the neighborhood looks nice, lots of business etc. but I'm not sure if it will be easy to find a tenant?

I'm also thinking of Greenfield, Beechview/brookline, etc. Please connect with me if you have experience in Pittsburgh rental. Thanks!

@Russell Brazil Hey Russell! I just listened your podcast yesterday, Good Stuff! I've only been to the downtown area in Frederick, are your condos around there? Can I give you a quick phone call next week? Thanks!

I've purchased our first rental property (condo) in Northern VA for 2 years, have a great tenant, but ROI is pretty low. Now I'm looking into Pittsburgh PA and Frederick MD, hoping to receive some advice from BP:

1) Does anyone have any advice on which area in Pittsburgh I should be looking for? I've heard East Liberty has some big corporate, and Monroeville?

2) Anyone has any investment experience in Frederick MD?

3) Any recommendations on agents who work with investors in these two markets?

Thanks!
