@Amy Pfaffman I just went through a horrible process of firing my first PM, so I can tell you who to stay away from. I've decided to go with Atlas Rental. They takeover on June 1st and so far they have been a dream to work with. Very responsive and the onboarding team has been great! You can check out their website if you haven't yet. Most of my questions were answered there.

@Drew Clayton I'm in a similar situation here in Birmingham,AL. My current PM has become horrible to work with. He texted me the other day about extending my contract for another year (without raising the rent since 2023). I told him I was going with a new PM once my contract is up in May. His response...Ok, I'll go ahead and send a "move-out" notice to your tenant. Him: If you choose to switch management companies, you can either pay for early termination ($2,760/ month for 24 months) and keep the tenant, or you can start over and your new PM can find an acceptable renter. I already have a new PM in mind and we're in talks about how to go about this. It sounds like he's pissed because I decided to go in a new direction and is retaliating and making threats. He said I have 28 days to make a verdict. This doesn't even sound legal. Would love to hear everyone's thoughts. P.S.- Yes, I am looking for an attorney.

@Srini Overall, the the Homewood/Vestavia area is a great place. I would call it more of a B area, depending on what area you're looking in. My property was originally purchased as my 1st home, so if I would live in the area myself, then I would recommend it to over investors.

Hey everyone, I realize it's been a super long time. I've been finishing up my Financial Planning degree at the University of Alabama. I officialIy finished everything up this Monday, Dec. 2nd! I do have a super tenant in place, but the PM company that started out great is now lacking...big time, and it's time to make a change. Has anyone had any experience with a company called Atlas Rental Property? Or does anyone have any suggestions? I will, of course interview and do my own due diligence with these companies, but I just wanted to get an idea from everyone that could possibly give me a heads up on who's great or who to stay away from. My property is in the Homewood/Vestavia area...35216 area code.

Hey all,
Getting ready to look for a property manager for my 1st rental property. It's in the Homewood/Vestavia area. It's been really interesting reading the comments on this thread and taking notes. Has anyone found a PM worth looking further into so far?

@Denise Evans Do they manage any properties for you? I was kind of leaning toward them, until I read some of their Yelp comments. Just wanted to double-check with you that AHI Properties and Atlas Property Property 2 different companies.
