I'm in this exact situation right now @Brandon Hicks. I've been a surgical tech for 15 years, but have had 3 spinal fusions (the last one failed). I was finally forced to resign and apply for disability. After 4 years of denials, appeals and lawyers I finally got approved. Because my condo(that is paid off) has stairs, it's easier just to stay at my parents house. I would love to start out by turning my condo into an investment property, but I'm not sure how to go about it without the risk of losing my Medicare/SSD. Just wondering if you had an update on your friends situation or any tips you might've come across since this originally post. Thanks!

Does anyone have any recommendations for good local banks in Birmingham,AL to open a business account with (preferably that works with real estate investors). I know when it comes to this a lot of people prefer the smaller, local banks to work with. Also, any good Birmingham area CPA's that work with real estate investors. Thanks!

Thanks James! The condo is in Homewood and 10% or less would be good...hopefully a group I could use in the future too.

Thanks! @Laticia Braxton. I am back in school trying to finish a degree and handling the estate of a relative so it might be a good idea. This is my first time around and I know some mistakes are expected but I'd love to keep them at a minimum. Would love to talk more sometime!
