hi John! 

Welcome, I'm in Gastonia, just south west of Charlotte. I'm just starting out as well, with a very similar plan to yours. I'm learning as much as I can and I'm attending meet ups for both networking and learning. Im really excited for my first buy and hold. Initially, my plan was to fix and flip several homes in order to have the money to put down on the multi family property. However, the more I'm reading, it seems I could forgo the fix and flips (which I'll do at a later time for fun), and start by seeking out seller financed or subject to multifamilies. Have you considered that route as opposed to hard money?
