Not Baltimore. Any other areas do you recommend in Maryland/DC/VA for small multifamily ?

Hi all,

I am looking to invest in Maryland. I have researched Baltimore so far and numbers are good but I don't like the neighborhood. Can anyone recommend any areas outside of Baltimore, a bit nicer areas to invest? I am looking to buy small multifamily (3-4 units) then hopefully to larger multifamily in the future.

I am planning to install a smart thermostat for my rental duplex. I do not physically live there. I pay for heat and tenents are using the heat way too much. I would like to install a smart thermostat so I can install and control it to set at 70. I would need a wifi to control it from my phone. both floors have their own internet service connection. I called spectrum internet provider and they told me I cannot get another internet service for myself because each unit can have only one internet service. I was planning to install the thermostat in the hallway and locked it. They told me i cannot get internet for the hallway. So how do people do it? Do you use tenant's internet service with their network and password? then they would be able to control the thermostat too that would defeat the purpose of putting a smart thermostat for me.

Hi, I want to be a RE investor and am planning to buy my first property this year. I am also planning to be a license agent so that I would have access to MLS and other useful data that would help me with my investing. Does anyone have any recommendations on Brokage/realtor in NYC and five boroughs who is investor friendly and does not require you to work as a full time agent?

I am currently taking the RE saleperson course and planning to take the state exam in a few weeks. The only reason I am getting the license is to have access to MLS and see properties whenever I want. I don't want to work as an agent. After I get my license, I am planning to find a broker to work with. Would brokers allow me to join their firm without working actively as a real estate agent? Also MLS is local right? If I want to invest out of state, do I need to get another RE license in whatever state I will be investing to get access to MLS? Of course, another option would be to find a RE agent.

Meaning, are they going to expect you to always be working with buyers and sellers? If that is what you want apart of your business model to be, then great.

For someone like me though, whose only reasoning behind getting the license was for access to the data and the freedom it allows me to see properties whenever I feel like it, I would NOT want to "have to" be working with buyers and sellers. My goals/wants are not to spend an entire Saturday driving around a buyer who can't make up their mind. Again, if that is something you want to be apart of your model, then it'd be worth it.

Thanks for the reply. The owner says it is legal. I will go down to borough office to verify.  Also He says its a legal 2 family house but it only has 1 electric meter,  and 1 boiler. How long does it take to apply for another meter, and a boiler? How much does it cost? Sorry if its too simple question. I am a newbie to RE. Thanks

Hi all,

I am looking at a house in Brooklyn, NY. It is a two family house with an extension. How do I find out if a building extension is legal or not? Should I assume it is illegal if no permit is found on building department website? It also has a small bungalow in the lot with 1 bed, 1 bath and a kitchen. I am not sure its supposed to be a garage or it is illegally converted into a studio. How do I find out?
