Hi all,

I have been living in Fort Wayne, IN for a couple of years. I am interested in buying multifamily in Fort Wayne or surrounding area. I am thinking 3-15 units. I am looking for a great investor friendly real estate agent. I would like to connect with other investors as well.

Strong employment, steady population numbers. Lower property taxes, better tenants, and less crime. And easier to BRRRR. The price:rent ratios are still attractive.

I use the Ecobee3 in my vacation rental and love it. My vacation rental is 30 minutes away and somewhat remote so it's not checked regularly in the winter. It's nice to be alerted if temperature or humidity exceeds the limits. When tenants vacate, I can adjust the thermostat up/down for vacancy and reduce utility use.

 The problem is I only have one boiler for 3 units. So when I receive the bill, I would not know which floor uses how much heat. So I would not know how much to charge each floor. And the basement complains of being cold while 1st floor complains of being hot.  The thermostat is only on the first floor so they control it.  I asked my contractor and it would cost a lot to separate heat for each floor. Smart thermostat not only would allow me to control the temperature it would also tell me what the inside temperature is.

I purchased a rental with my name and transferred the title to LLC a couple of weeks later. My mortgage statement and property insurance are still under my personal name. Should I let the bank and insurance company know that I transferred the title to LLC?

I have a few properties throughout Hagerstown. I can certainly tell you that there are opportunities in the market. As always, you must have a competent property management company or have systems in place if you want to self manage.

I am looking to move to MD in near future and starting to do some research on which areas to invest. I would like to avoid Baltimore due to tough area. Hagerstown looks a bit better neighborhood and I see small multifamilies in Hagerstown and rest of Maryland seems to mostly have single family homes. I will reach out when I am close to investing.
