Perhaps your local county probate court house has some similar notification that can be mailed to you (or e-mailed) instead of physically making the trip.

It's not a "regular deed" until the title is cleared. Ask the attorney doing the closing to provide a title report that spells out specifically what is needed to get clear title for a warranty deed should you desire it in the future. You may only need a quitclaim deed from the previous title holder.  You may have to pay $3,500 for quiet title action. You may can even to do nothing, and just rent it out as it.
