Yes, you have work at the courthouse to do. Have the quit claim deed notorized.
Have it recorded in probate court/land records.
Go to the tax assessor's office & have it assesed in the buyer's name.
****Also you may want to have your buyer sign a bill of sale indicating what they are purchasing, and acknowledgment that they are purchasing it as-is, without warranty, without clear title or title examination, without inspection, & right of redemption applying.

Wait...I take that back. They might lock him up. Just ask for the age of this child back in 1997 or have him call his baby mama or the child...who is now an adult.
Age of child at judgement = C
Amount of Arrears = A
Years until they age out = Y
Monthly childsupport order x 12 months = M
[(Y- C = X) x (M)] + A
Solve for X and apply 21 years of interest.

One standard used that Denise used in her book is the difference between a BPO from a realtor before your preservation improvements and a BPO after.

You can't get a warranty deed until you file a quiet title action and you can do that until 3 years from the day you took possession of the property (2nd 3yr clock called judicial redemption). You could also attempt to find the previous owner and ask/per$uade them to sign the house over to you.
As of right now you can sell the property for cash without any warranty via a quit-claim deed. I sell all my tax deed properties this way. Put it on Craigslist today, cash out by Friday.

Who is in charge of IRA investment property purchases?
I am constantly finding properties in the ghetto that have been purchased by someone's IRA for a ridiculous amount of money ($60k-$70k when the house would only sell for $10 to $20k at the most).
There is no asset management in place. Many of the homes get vandalized. Then when I purchase them from the tax sale (because the company never pays the taxes) I have the owner calling me all upset because I sent them a $10k redemption bill & damn near have a come apart on the phone once I send them pictures of their cashflowing investment property that was trash.
It just feels like some kind of fraud is happening......
Not that I care. Being a tax vulture this benefits me, but I'm just wondering what is really going on.
