UPDATE: Got rid of the house.
Crazy man's boss calls me. Said that she made contact with the company I sold it to. They are planning to meet and see if the matter can be resolved with him being able to keep the house. His boss said that if need be, she will pay the back taxes. (Kinda reminds me of Miss Minnie.....she's always been good to you people, lol)
Now brace yourself for this one.............
Turns out that the crazy man has been PAYING for this house for 20 YEARS under a lease-purchase agreement.
Y'all.....this house is in HORRIBLE CONDITION. So far he has paid over $80,000 for this shack!!! He said that the person he was buying the house from died and he has been paying the son. Then in 2004 someone took out an $60k loan against the house (WTF??????).
I just don't understand.

If that doesn't work simply make him disappear, no one ever misses crazy people.
$500 is not enough to warrant his disappearance.
I do not want to deal with evicting him. I got my eyes on other properties in the area that are unoccupied. My energy levels are not high enough to deal with him or his nasty hoarder house of horrors. I want no parts of it. No matter how much it is worth.

Yesterday apparently he sobered up and called to apologize and wanted to meet me at the courthouse to take care of this matter.
One hour later his attorney called me and ordered me to cease and desist contact with him. I told her no problem! I also explained to her the situation, told her I do not want the house, I can deed it over to her since she is his attorney, and if they don't make a move come Monday I'm selling it to someone who DOES want the property and who most likely will be filing an ejectment that day. She did not appear concerned AT ALL. Like I said, come Monday morning I'm washing my hands of this mess.

1st time occupant/squatter refused to leave. Served notice to vacate and filed for eviction 6 months later. Judge granted eviction.
2nd time occupant (owners son) said he was gonna pay. His sister called me and informed me that they changed their mind on paying that she was putting her brother in a home & we could have the house. We have not entered the home yet because we are afraid of the filth. No utilities for over 5 years.......we are very afraid.
3rd time.....lets say I am now sleeping with my gun under my pillow.

Summary: Last year my business partner (who is no longer allowed to pick out houses) wanted to buy a tax property in Norwood (listening to his mother). We road around for a good bit and it seems like all the good tax properties were already bought. We put in a few applications on what was left.
Got a price quote for $11k on an occupied house that looks like Fred Samford and the mutants from "The Hills Have Eyes" might live there.
Petitioned the state to take $500.
They accepted the $500.
Business partner decides that he doesn't want the house after I pay for it.
State now has this new stupid rule where you have to agree to not sell it back to the owner or anyone who had redemption rights.
Made contact with occupant with see if we could resolve the matter.
Occupant is crazy. I am 100% sure if he were to get an eviction notice he would set the house on fire, after he kidnapped me first. I want out.
Put some ads out on FB, giving full disclosure of the situation. Several people have reached out to take this mess off my hands.
NEVER again will I buy an occupied house.

First thing would be to identify what state you want to invest in. The laws vary greatly from state to state.
Regardless of what area you choose, I can not stress enough the importance of seeing the property with your own eyes or if you are investing remotely, having boots on the ground that knows the area you are targeting. I have met a few investors who have spent cash on properties that they just picked off the list and Google Earth'd it for due diligence (kill yourself if you do this). They ended up buying empty lots, crack houses, hoe houses, hoarder houses, occupied hoarder houses, etc. Just don't blind buy.
