Hello BP community!  

I am currently based in Orange County, Ca and we are expanding our wholesaling business into Lexington (and surrounding areas) Kentucky.  We have a partner in the Lexington area and I am very excited about what appears to be a great market and really friendly people all the way around!  I just wanted to say hi, I love to network with other investors to share information, strategies and help/learn more in any way I can.

Post: Emailing potential sellers

Hi BP community,

Newbie looking for a little advice.  Wondering if anyone has emailed potential sellers and if you get any or a good response rate?  I know from my experience in retail RE some people prefer to be contacted in a less invasive way (text/email) and an email based marketing campaign was an invaluable tool, so  I was curious if anyone has attempted cold calling via email as a precursor to calling (warm them up a bit).  I am asking because we have so many prospects in 2 different states that an email system could be a way of reaching more people in a efficient way but it would be a waste of time if it doesn't produce results.

We currently have a property available just outside of Bakersfield, are there specific forums where you can tell investors in the specific area of properties you have available?

Hi Kenneth,

My husband was active duty for 5 years and my brother has just recently gotten out of active duty as well, both served in Iraq/Afghanistan.  First let me say thank you for your service.  I would also like to mention that transitioning to civilian life is difficult, so remember to take a deep breath sometimes and give yourself a break, it's a process and it gets easier every day. My husband has been out for a couple years and it takes a minute to feel comfortable speaking to civilians sometimes especially in a business arena, military communicate very differently so that may be some of your apprehension. But the best way to get over that is just pick up the phone and dial and do your best.  Tell yourself the worst thing that could happen is say they say no but even that no gets you more experience with these interactions and one step closer to your yes.  Before you know it you will slip right back in with the main stream.  Our military are very strong, focused, driven people that succeed very well in this industry. 

Also, a tip if you really get stuck and just can't pick up the phone (this happened to me in the very beginning) write yourself a script (I even wrote down "Hello Mr.____")  if you need to so you have something to default to.  You will find yourself going off your script but it's a safety net that will help.

We are wholesalers working out of southern California and I am also a licensed real estate agent as well. Looking at buying this program and just listened to the webinar today.  While I don't think this is magic I do think it could be a highly cross-referenced list from many different avenues to create a list of highly probable vacant homes.  I don't expect any list to be 100% accurate (nothing ever is) and I don't anticipate every call back being a friendly motivated seller.  That being said, I just don't quite understand why the reviews are varying so greatly?  Some have posted they are getting no return while others are singing the praises.  Just wondering what the gap is here?  I would immediately assume that markets are different in different areas of the country however it seems like most who have ordered it are receiving calls but some are closing deal and others say it's a waste of money.  

Are there any full time, heavy marketing investors out there that have given this a true test run (25,000+ per month) that can share their results and opinions?  We are in a very dense market, many vacant homes, and cover a very large territory (could not be fully covered by driving for dollars) we do this full time and employ a heavy mail marketing campaign. While I appreciate everyone's helpful reviews I am looking to see any results from a high production run from this system.
