I agree with Marco Santarelli about keeping quiet about the large sum of cash that you have recently came into. how is your landlord trying to structure a deal with you. Will he be putting up cash as well to acquire the property? Who will be financing the rehab part? Are you having a contract drawn up with this landlord? Once the property is flipped how will the proceeds be split? So many variables with your post.

Yes we put mini blinds in the rentals which also help keep people from looking in the windows when the property is vacant. In my area, depending on the size it about $5 per window from Lowes, if tenant damages or breaks..we deduct from the security

Currently all of our rental property are covered by StateFarm , however we don't get any discounts since they're rental properties.
Is anyone aware of a company that provides multi property discount for rental properties?

The basic things of paint, carpet are basic cosmetics. on the inside: I look at flooring stability, electrical panel, plumbing ( look underneath the sinks) for visible pipes or lack thereof, HVAC (heating/cooling units) roof, siding, check for signs of visible leaks in the ceilings, possible evidence of mold/mildew under windows . I also check to see if there is a meter still installed on the outside of the property, any visible signs of leaks by the windows/doors and the same if the garage is on the property. Kitchen functionality and size.
Take a lot of your own notes and maybe some pictures for reference.

Doesn't sound like that would be right for you to list it as a 2 bedroom, since it is a 3 bedroom. Prospective tenant tours the property, sees that is a 3 bedroom vs a 2 bedroom can cause a problem for you. Look into your local landlord tenant act regarding occupancy limits and abide by them to avoid any lawsuits.

Addendum looks good..I would incorporate an "AS OF Date" see example below:

Landlord and current tenants hereby acknowledge and agree that ________(New Tenant)_______________ will be moving into the premises AS OF _________

I never take a rental property off the market without a non refundable deposit to "hold" the property, which is not necessarily the security deposit. Once the prospective tenant moves in, it is applied to either the first months rent or security deposit.
