@Suzette T., I started networking like crazy. I found lots and lots of cash buyers (Fix and Flippers and Landlords) in my area. I found out what they were looking for and I got to work. I made 5+ offers a week from the MLS, I posted ads on Craigslist, made videos for YouTube and send mailers and put out signs & flyers. I worked the system hard and was able to close a bunch of deals to build up toward buying rentals of my own.

I do all of those things, but I also follow up via phone and email. I look people up on spokeo and send emails and make phone calls based on the information I can find.

Check out the Faster Buyers Club in St Peters. I really like them. I believe there are a few others here in BP that get posted periodically.
I live in Denver, but have a couple rentals in STL.
As for the assignment of contract, I'm pretty sure you can use any generic AofC or ask people you've got on your buyers list. They may have one they like to use and if you bring them good deals, they're happy to share.

So many options. First, I see you're in Kenya...are you looking there are in the US? If there, you should have access to properties there as an agent. Start looking at the numbers for houses and then make offers on the good ones.
If you're looking in the US you'd want to get both agents here in the markets of interest and get other investors and turn key providers brining you properties. If you need contacts here, I'd be happy to introduce you to some. Just shoot me a message.

Hello Christopher, Yes most seem to be smaller operations in their specific local markets. However, I have worked with 2 different turn key companies that I'd be happy to introduce you to. Personally, some debt is not a problem (ie your home). However, you may want to start paying down more of your truck and student loans. I definitely recommend earning to own. Set up a budget with automatic transfers for savings. I'd do whatever you can to save up more money to put down down payments and finance rental properties (properties with good cashflow and return, even with financing). The more properties you build up with cashflow the sooner you'll reach your point of financial freedom!
