I am on the hunt for off market properties, and have seen some of interest on auction sites.

Does anyone have experience with hard money for auction properties? How do you set up this arrangement, line of credit?

Does anyone know HML lenders who provide this service?

Congrats on the purchase @Gayle Melnick, keep going! I am in Baltimore too, and also looking to purchase soon. Baltimore is also a very transient town, with the hospitals and colleges in proximity. People rent for a few years until they decide to stay or move on @Jonathan Baron.

Nice, congrats @Marcus Holloway! How long was the rehab process, and what did you choose to improve? Are payments on the loan required as the rehab takes place? Any photos?

Hi @Briana Gilbert! I am live in Baltimore and am also considering a FHA loan to house hack. Baltimore neighborhoods except the ones around the harbor can be hit or miss, block by block. I would look around the colleges, and Hopkins for more affordable and developing area prospects. My plan is to use the 203k loan, find something on the cheaper side, a little run down, fix it up and hack. If I do it right, I should end up with some build in equity, cash flow, and someone else paying my mortgage.

Thanks for sharing the lender list, @tomwagner.  What was the lending process like? From what I’ve heard it requires a lot from both the seller and buyer.

Thanks for the response, @Kyle K. I don’t know much about Overlea, but I am surprised that properties in V2V go for that much. Do you know if that’s the average price of sales within the program? Sounds like you made out in the end though. What were your holding costs on the Overlea project, are they included in the $40k?

On the second project, were you able to do the tear down duplex? Also, what neighborhood was this in?
