I have used Brody Brothers in large commercial spaces many times. They are family owned, thorough, and can catch anything. I’ve seen it, I highly recommend them.

@Tristan Toliver thanks for the advice. I have looked into both of the programs that you mentioned. One has an income requirement that I exceed by just a little bit. I’ll keep an eye on it however, as they give info sessions from time to time. I am aware of Healthy Neighborhoods and Vacants to Value. Any experience with the Vacants program? I’m curious how they run the bidding, and of course I can’t get anyone on the phone.

Regarding the FHA 203K. I am looking to use it for a multi family/rehab purchase. I agree with you that this is a great way to get started. Bonus if I can combine it with one of the grant programs provided by Baltimore City. I am aware that I will need to live in one unit for a year, and I am fully prepared to do so.

How do you structure your deals with novice financial backers? What’s a fair compensation model that potential investors in your business have seen value in 6 month, and 1 year loan terms? Points, percentage, both, please advise.

Thanks for the replies @John Warren, @Evan Polaski, and @Hadar Orkibi. The first floor is a long standing tattoo shop and is close to other retail in a family oriented neighborhood. My city is tough on business and tattoo parlors aren’t really that rare, so they probably have decent competition. Especially now with COVID, I will probably keep an eye on things to see where we are in about a month. I just spoke to a hard money lender who said she’s not doing anything for at least a month, or until the stay home order is lifted.
