Hello. I'm looking for an investor friendly agent in NJ. I'm interested in investing in either Middlesex, Hudson and/or Union counties. Looking for a multifamily property.
Thank you in advance for your time.

@Jameson Cesar I feel your pain and hope everything works out for you.
@Moises Mari If you don't mind me asking, approximately how much are attorney fees and eviction fees in a case like this? Just want to have an idea in case it happens to me. Thank you in advance.

@Sunny Burns I love to read about stories like yours and I'm glad things are working out for you and your family. Thank you for sharing it with us.
Since you used a HELOC to finance your 2nd property, how long do you plan to wait before doing a cash out refi to get that money back? I will be in a similar situation soon.
BTW, getting my hair cut at home is where I draw the line! lol

<<Get off MLS, and got after off market deals>>
What are market deals and how do you find them? Do you mean, the for sale by owner, driving for dollars, etc, type of deals?

<<4) Assumptions: The deal assumes a fixed, 30 year amortization at 4%. Even if you've already secured that financing (which is great, if so) you are using up that borrowing power.>>
If you don't have the funds to pay cash for the property, you need to borrow the money. What other choice do you have?
Can you guys elaborate on this point a bit more to educate myself? Thanks in advance.

@Brian Pulaski, the house looks beautiful after the rehab. You have very good taste. Did you replace the siding all around the house or paint it?
Again, awesome job and an inspiration for me to get into investing.

Thank you for the great info guys.
@Chela O'Connor, is the interest rate on an "LLC" a lot higher than a conventional loan (what's the rate)? What about the term, shorter number of years?
I'm not anywhere near at the point where I need to do something like this. I just want to educate myself for when the time comes.
Thanks again.
