Solid turnkey rental in a strong cash flow market:

  • Price: $115,000
  • Rent: $1,300/month (tenant in place)
  • Projected CoC Return: 13%+ with financing
  • Low Taxes & Insurance = Strong monthly cash flow

Ideal for investors looking for a stabilized asset with minimal headaches. Great opportunity to start or grow your Midwest rental portfolio.

DM me for full details, comps, and financials.

Property management company they normally charge 10% of the total rent and they find tenants, manage the property and more 👍🏼

From my experience, the purchase price shouldn’t be higher for a tenant-occupied property. Many investors actually prefer properties to be vacant when buying because tenant-occupied properties often come with the challenge of outdated rent rates. The tenants might not be paying market value, which could affect the property’s cash flow and overall return on investment.

If I remember correctly, I've seen some people offer on Facebook asset-based lending at those rates, something to look into if you are willing to put an asset as collateral.

@Zach Howard

Hey Zach, I just sold a deal in Georgia to another investor. I’d love to send future deals your way—could you DM me your buy box so I know what you’re looking for?

@Ken M.

I focus on finding seller finance deals in different states and cities. I’m just trying to connect with end buyers and match them with deals that fit their buy boxes when I come across one.

Hey everyone,

I’m currently sourcing seller-financed real estate deals and looking to connect with serious investors who want to expand their portfolios without dealing with banks. If you’re an investor who buys with creative financing, I’d love to know your buy box—what types of properties you’re looking for, price range, markets, and terms you prefer.

If you’re open to seller finance deals and want properties that fit your criteria, send me a DM or drop your buy box in the comments. Let’s do some deals together!

Looking forward to connecting.
