Property management company they normally charge 10% of the total rent and they find tenants, manage the property and more 👍🏼
From my experience, the purchase price shouldn’t be higher for a tenant-occupied property. Many investors actually prefer properties to be vacant when buying because tenant-occupied properties often come with the challenge of outdated rent rates. The tenants might not be paying market value, which could affect the property’s cash flow and overall return on investment.

If I remember correctly, I've seen some people offer on Facebook asset-based lending at those rates, something to look into if you are willing to put an asset as collateral.
