Good work!! Personally I would not give a gift. I love the idea of a new ownership letter. But I don't want a tenant to feel in any way that I am "soft" or that I have money to burn. Call me paranoid but a nice simple cordial welcome letter should be enough. Now if they are awesome tenants and renew on time every year, sure throw them a gift card or something, but you can never take back a first impression.

For my primary residences I have always used Macson Electric. They are fast, efficient and trustworthy. Been using them for 8 years. They go all over, based out of warren, but I had them just do some work for me in Macomb twp. I would trust them enough to leave them alone in my house if that helps.
