@Ryan Turner Why do you say you have to double close in VA? We do a number of wholesale deals in the MD, DC, and VA and never do double closings.

Depends, personally my biggest turnoff with town homes is the associated HOA and fee's. Make sure to factor in those extra costs if they apply. To answer your question, apartments, condos, town homes, sfh, etc are all good investments if the numbers work. I think to start SFH and Multis are the most straightforward type of investments but it all depends on your strategy and focus.

I would second what @Chris Seveney has said. Especially starting out you may want to consider some of the more rural areas of VA and MD for your first multifamily however I do not want to deter you trying in the DC area if that is your goal.

I actually acquired my biggest multi through a FSBO internet key word alert AND got him to carry the note so anything is possible.

I have an attorney in DC/ Chevy Chase.  He drafts all of our contracts, checks all title work, etc.  We run any new idea by him and thus far he has been terrific.  I am not sure about the RE Tech part but perhaps he can help or point you in the right direction.  If you PM me I can send you his contact information.

Yes sir, I never miss the Rio meetings.  You will meet a lot of great people there and certainly be flooded with knowledge.  Don't let yourself get too overwhelmed, one thing at a time.  There are some good agents at the meeting I would highly recommend you connect with.  In terms of building your team between all of the folks at the meeting we have you covered.  From contractors, plumbers, roofers, title comps, inspectors, etc.  We all have contracts and referrals we can share with you.  

For now I would focus on your niche and what you want to pursue.  I always suggest partnering on you first few deals.  I have partnered with a few people in the group so that would be an easy place to find someone.

I grew up in Gaithersburg so I know the area well.  As Russell said, the meetup in Rio is a good one and definitely worth looking into.  I would be happy to help you out with flips, wholesales, and rentals in our local area.  Sounds like you have a good base already but feel free to reach out to me any time.  I work the DMV area and there are several opportunities right now for flippers and wholesalers.
