I have used Daniel Cohen with E. Cohen and Company for years now. He has helped me strategize, maintain LLC's, etc. He is not the cheapest guy around however the money he saves me and is able to have returned to me far outweighs his costs. He is right off Shady Grove so not to far from you. Overall I have been really pleased with him and he is very nice and customer friendly.

Hi @Evan Hunsberger,

Got excited when I saw you were from Harrisonburg, JMU grad here.

I think the short answer to your question is pursue the path in which you learn best.  I did not go to school for real estate or anything even closely related.  Once I decided I wanted to pursue a full time career in real estate however I immersed myself in the game 100%.  I think commitment and drive is 1000 times more important than how you get educated.  

For me I went to every seminar I could find within driving distance, read books, listened to pod casts, read the forums, offered to work for free doing landscaping and manual labor, simple admin tasks, etc whatever you can do to be around like minded people and learn from them do it.  Eventually you will find a mentor and began to obtain knowledge.  

Surround yourself with honest hard working professionals and listen to their advice.  Even when I had no idea what I was doing or why I was doing something I just listened to what they told me.  Eventually things click and began to make sense.  But the process of taking guided action while you learn is where you will grow by leaps and bounds.  

This is the approach that worked best for me.  I am so thankful I used my money for actual deals rather than a real estate degree.

Shoot me a message. I cant promise the loan but I have two lenders you should reach out to who will do loans for less than 100k. One literally gave me a POF letter for a loan that was 24k once lol. They may be able to help you out so you can close.

Cash for keys is literally paying a bad tenant to move out.  It sounds counter intuitive and understandably can make a landlord cringe especially when someone is already behind on payments.  In your situation however I agree with Alicia.  The price you will pay to entice a renter to move out is FAR less than going through the eviction process and running the risk of your loan to be called.  You are openly admitting your in breach of contract.  I would bite the bullet, evict the tenant and make sure you get a quality tenant in there so you can start cash flowing again.  

May want to get a new property manager as well.  They don't seem to be working out well for you all.
