That LTV is unheard of. This doesn't make sense from any angle. It's a fraud.

MA is strict and the opinions outside of MA don't apply. I was speaking to a lead inspector today and he said that he and his colleagues have been told that Charlie Baker is going to relax the lead laws of MA to be more similar to other states. Although, I don't have any insight into the mortgage refi, I would just ask your mortgage guy, it's his business.

So did you end up moving to East Hartford?  I grew up in the area so I know all about it. East Hartford might have some gems but the surrounding areas have much more stability and quality.

Did you find a place to leave?

It's more expensive...

With my limited experience, I have yet to find a non MFH on a parcel that is zoned for MFH, but thr map gives you a good idea of the zoning restrictions, areas. As you observed, usually areas are homogenous, but part of the business is taking a parcel zoned for x and then adding value by getting it rezoned for x+10. 

For example, I just had a deal on a street with 5 buildings, 3 were MFH and two were single family homes. ..the single family homes looked out of place, but the lots were only zoned for single family homes, now a developer bought the two single family homes plans to get a varicella to combine the two lots and build one 3 unit structure with parking. Total purchase price 1.1 million, est cost 1.1 million, ARV 3.3 million. Now if he doesn't get the variance this is a big loss, but other developers have used the same strategy in the area, successfully, and the single family homes look out of place, so even though it is zoned for single family, the block will unobjectedly look more homogeneous with one 3 unite structure than 2 single family homes.

Gotta be creative, thoughtful, realistic and considerate to the area. If it looks out of place, then it probably is out of place!

I contacted my local building authority and they were able to provide me with zoning maps. The maps that I received told me the current zoning for each parcel so I could be aware of what each parcel can do by right.

@Nick L. What is a master lease with option?

In addition to what Joel said, I would focus in one or two areas that you think are growing.  Know those areas so you will see the opportunities.

I think that he is looking for an analysis of redevelopment areas in the top 25 growing cities of America.  IE He wants to know which areas are being redeveloped and into what type of developments in the most highly populated cities.  As an example, in Boston, the old monastery St. Gabriel's of Brighton was purchased and the developers "plan" to build affordable housing for the very large student population.  Affordable probably just means small apartments made for students and not families.
