Hello, Thanks for this thread. I have invested in Huntsville and really like my agent and PM team, I recommend them highly (Astro Property Management and Allison Cole at ERA).  My properties would fall into C or D according to Scott Anderson's neighborhoods above but I would have called them a B to C+ and I've been happy with them. Agreed on the multi-fams not looking too appealing over the last several months.

Right, I'm not required to do an appraisal for the cash purchase. But I want to do one for my records and peace-of-mind to may sure my offer is suitable.

Hello! I am starting my research into an investment / Vacation Rental in Puerta Vallarta, Jalisco, Mexico. 

I own 9 rental homes in the US. Have some experience but ready to try something new. I have been to PV a few times. I'm seeking help with brokers and investors who can help with Pro-formas, cost estimates, rent rates, and other deal-analysis. Hi, (I know you can't post authentic tax advise, just looking for general tips, thanks!)

I paid for 2 inspections on 2 rental homes that I did NOT end up buying. I kept shopping and finally bought a third rental property. 

Might the costs of the first 2 inspections be deductible somewhere? I don't have a LLC, I file Sch E for my properties as pass-thru income. Thanks for any ideas, I will take them to my accountant!

Hi, I see a home on MLS that I like and the numbers look good for my cashflow criteria. The home is currently undergoing rehab/remodel. I'm tempted to make an offer now to try to get locked in early at a good price (before other competing buyers show up). The challenge is making an offer when rehab is not done yet. I assume I'd need to put in contingencies for the work to get done and to extend the inspection period. Any other tips or pitfall with making an offer when remodel is not finished yet? Thank you!

Hi, I have 1 rental in Huntsville and shopping for more now.  Seeking a Property Manager referral.  So far, we're not impressed with the companies I've contacted (full voicemails, no replies, no emails back, etc... That does not bode well for a successful relationship).  I appreciate any leads or direct messages, thank you.

Throwing out a discussion topic: I'll have my 10 Freddie/Fannie loans used up soon. What are next steps in growing my portfolio and RE business?  I have a full-time day job, invest on the side in buy-and-hold cashflow properties. I started buying 1 year ago so the properties have not appreciated much.  I don't know what to do next or what my options are. Thank you!
