@Jason Malabute My apologies if my question/comments came across as condescending (just reread)- not my intention. Wishing you and every landlord dealing with B.S. good luck and strength. I've had my share of bad experiences - both self-inflicted and beyond my control. Glad to see several thoughtful replies to your post. Hope you proceed with your apartment deal and view the recent past as an opportunity to learn and improve, don't let it get you down!

@Jason Malabute Are these properties in D or lower neighborhoods? Cap rates on paper are academic, the school of hard knocks is the real educator. Higher returns mean more risks. That being said, sounds like you had one heck of an unlucky stretch.

@Juan Rivera Proper Sequence: start interviewing PMs first and start a relationship, then buy a property. A good PM is so important and a great PM can be a source of great advise. Inversely, buying a property first and the finding a PM can be a nightmare. Buying a property and the. having trouble finding a good PM is just dumb and very costly (I did this in my rookie deal and still kick myself, very humbling). Good luck on your journey!

@Lia Locarnini You can find bad builders/developments in google news searches. Best sources will likely be your PM and Realtor. Local expert should know which sub divisions to avoid. Good luck. Numerous active investor-friendly realtors will be responding to your post.

@Lia Locarnini While researching please keep in mind high TX property taxation as it effects cash flow and that certain locations have foundation issues due to clay soil. If looking at new construction really vet the builder, not all builders exhibit same quality. Good luck, awesome markets in TX.

@Jonathan Feliciano Hard to say as I'm not familiar with your specific market/neighborhood dynamics. Some investors value being in a "good" public school district, some value being near prestigious private schools (my personal residential market), while others could care less about school ratings if the numbers work. Sorry, wish I had a better answer to your smart question.

@Sunny S. It's a cop-out, but every market has their own unique characteristics. Your realtor and prospective property managers would be the most knowledgeable sources. Ideally an experienced (and generous) cleveland flipper/BRRRer will chime in... Personally, I'm not inclined to purchase older than thr 90s but tons of people successfully buy much older homes.

@Megha Sharma MANY cities in the midwest and the south fall under your broad criteria. Really suggest you read up on as many as you can and find your comfort zone. Most important thing for you will be finding an investor-friendly realtor and competent property manager - harder than it sounds if you ask enough OOS Investors. Short listing a few cities is the fun part online; calling up, interviewing, properly vetting your future team is a lot of leg work - totally worth it though. Good luck on your RE journey and don't be discouraged by my reply. OOS investing is profitable and doable, when you put in the effort.
