@Natasha Jansen You make several good points, but where is all the money going to come from for these subsidies? If 1031s are disallowed, capital gains and property taxes go up will investors be ok with massive subsidies? Don't take the wrong way please, not a personal attack in the least. Once pandora's box is opened its hard to close - once a generation of renters feel entitled not to pay it sets a horrible precedent for government dependence.

@Marcus Hendren neurtal all same color offends few, different colors risk turning off more potential buyers (myself included). Can't see the net gain in lots of colors.

@Greg Scott My concern is that a small percentage of landlords will illegally intimidate (turn off power for instance, not repair things) tenants into leaving, exploit loopholes (just do a major remodel/rehab as excuse to remove tenants) and/or other bad acts that will give "advocates" an excuse to label all landlords as oppressive and argue for more regulations. Issue has been very illogically polarizing. In my local market a journalist wrote a very balanced article on the subject and took heat from both extreme sides of the issue - rational thought is harder to find than a good RE deal lately.

@Edwin Epperson. At the risk of making a "duh" comment, I'd suggest identifying the top investor-active realtors in Tampa and reaching out to them. For example, I THINK Patricia Steiner is one of the top realtors in Tampa Bay - her BP posts have impressed me so far and if Tampa was more on my radar she's be my first call - I'm west coast based and so far sticking to Mountain West region. Personally as an OOS investor (small time potatoes) I expect self proclaimed investor-friendly realtors to be able to refer me to high quality local lenders such as yourself.

@Nick Gerli Issue I have with addressing your question are that it's one year of data and it's reflective of the the past. I would suggest that you look to the future. The PWC Urban Land Institute published a 144 page stat nuggets of a report for emerging trends 2021. You'll be much better off reading that report.
