Hey Steve, Do you have time to come down and meet with some agents? I think you will be able to find your ideal location, school zone and price point with some guidance. that way you don't have to waste time and money in a STR. There are quite a few good properties like Chris' above where you can get rental income right out the gate and be in a great house.

Anyone have experience there?  what are you thinking about this market long term?

I look at it as a stable, secure market.  USC keeps it relevant and it is a cross roads in the state, so I don't see it going down.   If I were looking there, I would be in class B-C properties and not A.   My concern is upside growth and the taxes on investment properties.   I personally invest in NC, not SC, but Columbia would be very stable in my view.  Here is the current outlook.    Good luck and reach out if I can help as I am in Fort Mill, SC.





 This is a really nice looking report!  I'm in Columbia and can tell you that we have been stable for many years.  Even through 2008.  But the last 3 years appreciation has gone through the roof.  I don't expect that trend to continue.  I think we are stabilizing again and will go back to our boring stable market with heavy rental demand driven by the university and military bases.
